Koykan has been built by small investors from day one, and today there are more than 500 of them. A large number of our investors chose the investment option with the possibility of later conversion into an equity stake. Conversion takes place at the final valuation of the Group, determined at the time of conversion. The aim is to bring together a thousand co-owners before a stock market listing.

A big THANK YOU to all of you who have made it possible to expand the Koykan chain into EU markets! Welcome to all future investors and co-owners of Koykan!

    Results so far

Koykan now operates 9 restaurants in four European countries (Croatia, Germany, the Czech Republic and Slovakia), with further locations under construction. An individual restaurant generates EUR 500,000 to 1,250,000 in annual revenue, with EBITDA per location above EUR 90,000, after all operating costs. The network’s annual revenue has grown over the past period to around EUR 5 million.

But what has been built over the last 18 months is not just a number of locations. We have established a repeatable operating model, a franchise framework and standardised processes, and we have markedly improved our supply chain and digital infrastructure. Koykan is no longer an experiment in a single market, but a system that works across different countries and business environments. The conclusion is simple: the model works. What we are developing now is how we finance and scale it.

    Targets and strategy to 2030

Over the coming years we are building a platform that continuously develops and scales restaurants across Europe, with a focus on the DACH, Czech, Croatian and Slovak markets. The aim is a network of more than 100 restaurants, through both owned and franchised locations, built gradually and sustainably. In this phase we are moving from relying on debt as the main source of funding towards structured capital, separating growth capital from capital that seeks a stable yield.

Concrete steps are already under way. With the German group Xela Group, we are opening 20 new locations across Germany over the next four years, in two phases of ten locations each. At the same time, new locations are coming in Zagreb, Rijeka, Brno and Ljubljana, while in Croatia we are building towards a national chain present in all regions and larger cities. Alongside the expansion of the network, we are also developing Gastronomy 4.0, an automated, AI-driven food preparation line, with a dedicated module for the employment of blind and partially sighted people. We are delivering the project with three technology partners and with support from European Union funds.

We finance growth through a capital platform that brings together several channels, depending on the investor’s profile: co-ownership in the Group, the development of new restaurants (growth), a stable yield from existing restaurants (yield) and bonds, the most accessible entry point, with a fixed rate of interest known in advance. For professional investors, the Group is preparing to establish an alternative investment fund (AIF) in the Netherlands, which would finance the further opening of restaurants without increasing the business’s direct indebtedness. The fund has not yet been established, its establishment depends on approval from the competent authority and it is not part of this offer. We direct the proceeds of this bond issue primarily into the development and improved profitability of the existing chain.
